An all round favourite in the area, not just because of the location.
The boat house is the only cafe in the area where you can have coffee and be "on the water".
The recently rebuilt boat house, and more recently refurbished, is built on pylons, literally in the bay at Balmoral, next to the Balmoral Baths.
Like many in the area, The Boat house serves more than just coffee. If it's just coffee you want, this is an ideal setting to quietly sit and enjoy the surroundings. And, if you're early, you'll see the regulars having a morning swim, the uber-fit paddle boarders and the kayakers.
This is Mosman. There are the obligatory groups of cyclists talking about their equipment (it's the new golf apparently). Of course, all events discussed over a good coffee.
Noisy and chaotic. Be assured, other than the location, it's part of the appeal.
For the kids
An excellent children's playground is close, its rubber softfall making it good for crawlers.
Toilets/Baby change: There are toilets in the changing room, shower and toilet block at the baths.

Walking? If you're up for it, walk from Mosman Junction or Spit Junction. The return trip up Awaba St will certainly burn a few well earned calories.
Driving? Easy to find at the southern end of the Esplanade, Balmoral Beach.
Parking? Plenty of on-street parking and the adjoining council car park. Note the fees are designed for locals and not for out-of-suburb visitors. You guessed it, locals get two hours free. Enough time for a swim and a coffee.
